Rental Agreement
Seasonal Rental Agreement (Direct Booking)
1. The Parties
- The Owner: representant of the owner Vidal Corp Markt 19, Swalmen, Th eNetherlands
- The Guest: The person named in the digital booking reservation.
2. Purpose of the Rental This contract is for a short-term holiday rental only. The Guest shall not use the property as a primary residence or for any professional/commercial activity.
3. Duration & Occupancy
- Check-in: From 4:00 PM on the arrival date.
- Check-out: Before 10:00 AM on the departure date.
- Maximum Occupancy: Limited to 4 people (as specified in your listing). Exceeding this number without written consent is grounds for immediate termination without refund.
4. Payment & Security Deposit
- Total Rent: As calculated at the time of booking.
- Security Deposit: A refundable deposit of €500 is required. This will be handled via a Stripe Authorization Hold sent to the Guest after booking. The hold will be released within 7 days of departure, less any costs for damages, missing items, or professional deep cleaning required beyond normal use.
- The security deposit may be used to cover the costs of repairing any damage caused by the Guest(s) to the property or its contents. Furthermore, while a standard cleaning fee is included in the booking, any excess cleaning required to return the apartment to its original state of cleanliness will be billed at an hourly rate of 30 euros and deducted from the deposit.
5. Cancellation Policy (Moderate)
- Full Refund: If cancelled at least 5 full days before check-in.
- No Refund: If cancelled less than 5 days before arrival
6. House Rules & Obligations
- Quiet Hours: Guests must respect the neighborhood and keep noise to a minimum between 10:00 PM and 8:00 AM.
- Smoking: Strictly forbidden inside the apartment.
- Maintenance: Guests must inform the owner immediately of any technical issues or breakages.
- Internet: Use of the provided Wi-Fi must comply with French laws regarding digital downloads.
- Condition of Property: The Guest is required to return the apartment in the same condition as it was found upon arrival. All furniture must be in its original place, and the kitchen should be left tidy with all dishes washed (or the dishwasher running).
- Inspection & Deductions: A professional inspection is conducted after every departure. The Guest agrees that the cost of any repairs for damages caused by them or their party, as well as any extraordinary cleaning required (e.g., deep stains, trash removal, or smoking odors), will be deducted directly from the €500 security deposit.
7. Insurance The Guest is responsible for their own personal travel and liability insurance. The Owner is not responsible for any theft or loss of personal belongings.
